New River Retreat has been managing vacation homes in the New River Valley since 2002. Our services include:

  • Marketing and advertising of the homes on our extensive online marketing network

  • Adjusting rental rates and discount rates throughout the season to ensure maximum occupancy time and maximum rental income

  • Coordinating and collecting any legal documents and rent payments from our guest and providing each homeowner with monthly reports of their rental proceeds and expenses

  • Scheduling and conducting cleanings and detailed inspections of the home before and after each guest

  • Coordinating and managing all guests and contract workers access to the home

  • Providing guests with additional housekeeping and concierge services as requested

  • Preparation and payment of lodging taxes

  • Providing excellent customer service for guests with a 24/7 emergency contact telephone number that provides local staff members to assist guests with their reservations, questions, or complications that may arise

  • Communicating with homeowners on issues that fall outside of the rental management contract and daily responsibilities that may require owner authorization and/or affect rentals

  • Notifying the owner of any immediate emergencies and/or extensive needs

  • Regular maintenance on the home as needed, which may include, but is not limited to:
    - Pest/termite control
    - A/C filter changes
    - Periodic grounds maintenance
    - Winterizing
